»Genius Loci« – A Versatile Country Residence High Above the Albis
Just a few minutes south-west of Zurich, the Uetliberg and Albis ridge unfold into an unspoilt landscape of rolling meadows, grazing pastures, dense forests, crystal-clear streams and tranquil lakes. Set at an altitude of approximately 750 metres above sea level, a small hamlet nestles on a sunny hillside overlooking this idyllic countryside. Here lies »«Genius Loci« — a beautifully and meticulously restored estate comprising a principal residence, a secondary house and two substantial barns. To the south, traditional cottage and vegetable gardens adjoin the buildings before giving way to an expansive traditional orchard with mature fruit trees. From the property, sweeping views extend across the surrounding countryside to the Alpine panorama beyond.
The estate offers exceptional flexibility of use. It is equally suited as a spacious family home, a multi-generational residence, or a property combining private living with professional activities. Partial rental, creative uses and studio space are also conceivable, while gardening enthusiasts and hobby farmers alike will find abundant opportunities to pursue their passions.
Everyday amenities, schools and local services are available in nearby Stallikon, as well as in Bonstetten, Affoltern am Albis and Adliswil. Despite its peaceful rural setting, the property enjoys excellent transport connections: Zurich can be reached in approximately 20 minutes by car, Zug in around 30 minutes and Lucerne in about 40 minutes. Public transport is equally convenient, with regular bus services, S-Bahn connections from Bonstetten and the nearby Felsenegg aerial cableway, which descends to Adliswil in just a few minutes, providing swift onward connections to Zurich city centre.
An outstanding range of outdoor activities begins directly on the doorstep. Scenic walks along the Albis ridge, hikes to the historic landmarks of the Säuliamt region, jogging through the picturesque Reppisch Valley and mountain biking in the protected Sihlwald forest are all close at hand. Lake Türlen offers swimming during the summer months and, in particularly cold winters, ice skating on its frozen surface. When snowfall permits, cross-country skiing trails are also available nearby.

The residential ensemble consists of the original farmhouse, built around 1860, together with a later extension, both now united beneath a single roof. The principal residence has been comprehensively renovated to an exceptional standard and offers approximately 228 m² of living space arranged over five rooms. Historic features, including timber panelling, exposed wooden ceilings and a traditional tiled stove, have been carefully preserved and harmoniously combined with contemporary finishes and modern comforts. A generous sitting room, an inviting farmhouse kitchen, several atmospheric bedrooms and studies, together with a loft-style top floor, provide highly versatile accommodation. At garden level, an elegant wellness area with sauna completes the residence.
The adjoining house has likewise been comprehensively refurbished and now provides an independent six-room residence of approximately 203 m². Bright living spaces, flexible room layouts and direct access to the gardens create an inviting home suitable for a wide variety of lifestyles.
The exceptional living experience is further enhanced by the beautifully designed outdoor spaces. A formal cottage garden, terraced seating areas, a gently flowing fountain and productive vegetable and herb gardens merge seamlessly into an extensive traditional orchard, providing a valuable habitat for rare plants and wildlife. The two large barns open up further possibilities, whether for vehicle storage, private collections, workshops, studios or exhibition space.
At »Genius Loci«, the changing seasons become part of everyday life — from the blossom-filled orchard in spring and lush green meadows in summer to brilliant autumn days above a sea of mist, followed by magical winter landscapes transformed by frost and snow. It is a place where nature, heritage and contemporary country living come together in perfect harmony.
